This project consists of the redevelopment and repositioning of an existing shopping center into a more efficient, tenant-ready retail asset designed for long-term performance.

Scope includes select demolition and reconfiguration of former mall spaces to create new core and shell retail suites for multiple tenants. The work delivers new demising walls, rear enclosures, and structural upgrades, allowing flexible leasing and future tenant adaptability.

The project adds new loading docks and dedicated truck access, improving functionality for modern retail and light commercial users. Exterior improvements include new storefront openings, upgraded façades, roofing systems, and enclosure walls, enhancing visibility and curb appeal along primary frontages.

Comprehensive upgrades to MEP systems, fire protection, and utilities support long-term operational reliability, while site improvements, including sidewalks, grading, paving, and erosion control, improve overall asset performance and code compliance.

This redevelopment strategy supports higher-quality tenancy, improved lease-up potential, and stronger long-term NOI, positioning the property as a modernized retail center aligned with current market demands.
