HAGGERTY performed selective demolition and hazardous-material abatement within the existing Jie Du Inn property at the University of the Pacific campus in Stockton, California. The project covered a 10,763-square-foot, three-story building situated on an approximately 37,026-square-foot site.

Work began with site mobilization, temporary facilities, construction fencing, stormwater-protection measures, waste-management facilities, and safety coordination. Existing electrical and plumbing systems were safely disconnected before demolition activities began, and the project team conducted detailed demolition-limit walks to coordinate the work with the owner and environmental-abatement team.

The initial abatement scope included regulated removal of asbestos-containing acoustic ceilings, basement gypsum-board materials, flooring systems, and associated building components. Each abatement phase required containment setup, controlled removal procedures, environmental testing, clearance, and compliant waste disposal before demolition could continue.

Following abatement, HAGGERTY completed phased interior demolition across the third, second, and first floors. Work included removal of interior finishes, ceilings, flooring, partitions, fixtures, selected walls, building systems, and materials identified on the demolition plans.

During construction, concealed conditions revealed an additional ceiling assembly above the existing finishes in the dining and living rooms. After environmental sampling confirmed that the plaster ceiling materials did not contain asbestos, HAGGERTY removed approximately 1,400 square feet of additional plaster-and-lath ceiling, framing, and related materials.

The project team also identified extensive concealed thermal-system insulation associated with abandoned boiler piping beneath floors, within crawl spaces, and inside wall cavities. HAGGERTY coordinated containment, hand excavation, removal of the insulated piping, cleaning of affected areas, hazardous-material documentation, transportation, and regulated disposal. Environmental review estimated approximately 1,000 to 1,200 linear feet of additional thermal-system insulation within previously inaccessible areas.
